House Rules
-**Guests complete an identity screening process through SUPERHOG and complete a rental agreement** House Rules If the Owner/Host feels that Guests are in violation of these house rules, Owner/Host reserves the right the keep all of the renter’s security deposit plus charge any other fees as assessed by Owner/Host. 1. Guests must submit a statement to Owner/Host that all Guests have read and will follow all Host’s House Rules prior to check in. If Owner/Host does not receive Guest’s written confirmation from, Owner/Host has the right to cancel Guest’s reservation and Guest agrees to pay any and all fees to Owner/Host and AIRBNB/VRBO/ETC. 2. Guests must be over the age of 25 at the time of booking and will be an occupant of the property during the entire reserved period. **Guests must provide a physical picture copy to Host prior to booking. 3. No parties of any kind, events, excessive noise, or any illegal activity shall take place at or around home/property. 4. Please treat our home, our neighborhood, and our community with respect and care. Be cooperative and have a positive attitude. 5. If you break or damage something, please report it immediately. We are fair and reasonable people and if you report it timely the better off both parties will be. 6. Be respectful of all neighbors and no loud noises or music is allowed. Quiet hours from 10 PM – 7 AM. 7. No extra guests or visitors – only registered guests are allowed on the property. Guests are not allowed to exceed the total number of guests they have booked (i.e. if you book for 16 total people then that is the maximum number of people that can be on the property). No visitors, friends, or any other people are allowed on the property. For every unauthorized or additional guest at the house, Guest shall pay $300 per person per night and be subject to eviction without any type of refund. No exceptions. 8. If at any time the maximum number of occupants is exceeded or if the Owner receives information about excessive noise, Owner has the right to evict Guest and all occupants immediately and to bill the guest a minimum service fee of $500. 9. No pets are allowed, unless approved by Host and Owner. There will be a non-refundable pet fees and additional deposits. If any sign of any non-approved (prior to booking) pet is discovered Guest authorizes Owner to charge the guest an additional minimum $500 cleaning fee. 10. No smoking or vaping of any kind is allowed. If any sign of smoking is discovered Guest authorizes the Owner to charge the guest a minimum $500 cleaning fee. 11. No drugs of any kind or inappropriate behavior 12. No wet clothes or bathing suits on furniture or beds. 13. Be kind to our towels and linens. 14. Please remove your shoes before entering the home. 15. Turn off lights and TVs when you are leaving the property (even if just for the day) 16. Lock up when you leave & don’t leave any of the doors open as you do not want any pests in the home during your stay or excess electricity costs. If any door is left open for more than 15 minutes, Guest will incur a $250 non-negotiable fee. Important guests checks all doors prior to leaving the house and at check out. 17. Keep furniture in its place and put everything back the way you found it. 18. Do not climb, lean, or jump over the backyard fence / gate or neighbor’s fence for any reason. 19. Pool use – no lifeguard on duty (SWIM AT YOUR OWN AND SOLE RISK), no diving, no glass near or in pool, no jumping into pool (shallow pool), no touching or attempting to control any of the pool equipment, no sand in pool (please wash out at outdoor shower), no running around pool. PLEASE BE CAREFUL OF WALKING AROUND POOL PERIMETER. PLEASE WATCH YOUR STEP. 20. Do NOT touch, tamper, or attempt to open Owner/Host’s locked closets 21. Do NOT touch, tamper, or attempt to change HVAC limits. All HVAC units must stay at no lower than 70 degrees Fahrenheit for cooling and 65 (low)/ 73 (high) degrees Fahrenheit for heating. No exceptions. Any and all costs for freezing or overheating or causing any issues with the HVAC units will be charged to Guest. Guest are not allowed to touch the dehumidifier lock box. 22. Any lost, stolen, or damaged Owner/Host items will be deducted from Guest’s security deposit. If costs are above and beyond security deposit, Guest agrees and shall pay for all costs to remedy such lost, stolen, or damaged Owner/Host items. 23. No outdoor fires at anytime besides the use of the bar-b-que grills which Guest will use the proper precautions 24. No eating or drinking in the bedrooms or on the living room couch. 25. Cleaning: Each property will be cleaned and inspected after your departure. We ask you to help us enable the cleaning crews as much as possible. Please read, follow, and abide by the Check-out Checklist to avoid the Guest being charged additional fees and costs. We have a strict check out time of 10AM due to back to back bookings typically. If you check out late you will be charged extra fees. 26. If excessive wear and tear is found on property, or additional cleaning is necessary due to spills, trash left on site, unclean dishes, stains to furniture, carpeting, linens, paint, walls/wallpaper, or flooring, Guest authorizes the Owner to bill them for all additional fees and costs incurred. 27. In the event there is a dispute between a lost, stolen, damaged, or anything of the opinion of the Owner / Host appears to not be right during Guest’s stay, Owner/Host shall have the ultimate final decision on the responsible party, cost, and remedy plan. We are reasonable people and we want to rent to reasonable and respectful Guests. We are over-communicating to show how serious we are about our House Rules and enforcing them to fullest extent if needed. 28. Travel Insurance is highly recommended for any stay. **Primary Renter must be 25 yrs or older** -**ALL PRIMARY RENTERS MUST COMPLETE A 3RD PARTY SCREENING PROCESS HOSTED BY TRUVI**- Please pay close attention to following the HOUSE RULES & Community Rules: Non-compliance could result in sizable fines. -The Flagship House does have an optional pool heater/chiller for an additional $95/day. -Parking is tight. There is room to park a maximum of 5 vehicles (including a golf cart). There is overflow parking located at the community pool(first come first serve) -There are 2 exterior security cameras. One located in front of the house and one in the backyard. -Renting a golf cart for your stay? Please ask about our special golf cart rates! Up to 10% off for our guests with FREE DELIVERY. 6 passenger and 4 passenger carts available delivered right to your condo! -BUGS: We have a pest control company that comes to the property once a month. Unfortunately, it is common to encounter bugs because of the climate, roaches loves Port A and if you find one, please let us know immediately and we will have the pest control company come back out to spot treat.
